The purpose of the Lauritzen Fonden studio apartments
Lauritzen Fonden offers employees and their children the possibility of an attractive home at a stage in their lives when all they need is a one-room studio apartment. One of Lauritzen Fonden main aims is to support young people’s education and to work towards employee satisfaction by way of good, sound employee relations.
The block occupies a site totalling almost 3,000 m2 at:

Dating from 1958, it consists of 30 single room studio apartments with balconies running the full width of each apartment. The balconies face west with a view of extensive lawns with high hedges. At the rear of the block there is a covered walkway to a small garden with paved patio areas by the entrance. The three storey yellow brick building has a flat roof and a basement with laundry room, 10 garages and bicycle storage. Built for the lettings market, it was owned first by an engineer and then a decorator. In 1993, a third owner took over, Københavns Skipperforening (Copenhagen Skipper’s Association) with the intention of being able to let the apartments to the children of skippers. The Association sold the block to the Lauritzen Fonden in 2006.
Apartments - layout
The apartments have a gross floor area of 50 m2 – with 38 m2 for accommodation consisting of a single bedroom, kitchen, bathroom and small hallway. There is a 6 m2 balcony and the rest is for stairs/corridors. The kitchen has built-in cupboards, a movable oven/hob and refrigerator. In some of the apartments, the kitchens are original and date from 1958 although the white goods will have been replaced in the meantime. The bathrooms are as originally designed with toilet, washbasin and shower. There are elderly but nice white tiles and composite tile flooring. The bedroom features solid varnished beech parquet flooring and a built-in cupboard. The west facing balcony runs the full width of the room.

Who can rent?
The target group for student apartments is:
1. Cadets / trainees in the Lauritzen Group
2. Children and grandchildren of employees in training
3. Employees with special needs
4. Siblings and cousins of employees in training
5. Grandchildren of retired people in training
6. Children and grandchildren of employees with special emergency needs
1. Cadets / trainees in the Lauritzen Group
Trainees/cadets can be considered for an apartment at the start of their traineeship/cadetship or later on. Tenancies are for a maximum of 2 years, or the duration of their training plus 3 months. That is, tenants can stay in their apartments for 3 months after the end of their traineeship/course.
2. Children of employees
Children, grandchildren, siblings and cousins of Lauritzen Group employees can be considered for an apartment during their education. Tenancies last for the duration of their studies plus 3 months (that is tenants can remain in the apartment for three months after the end of their studies).
3. Employees with special needs
In special circumstances, Lauritzen Group emloyees, their children and grandchildren with at least one year of service can be considered for an apartment on application by their HR Dept. Tenancies are for a maximum of 12 months.

Waiting list
Lauritzen Fonden operates two waiting lists - one active, one passive – that applies internal rules to all three categories of tenant. Employees can also get their children onto the passive waiting list from the age of 15.
The active waiting list is revised once a year, when Lauritzen Fonden sends out letters to everyone on the list to check that they are still seriously interested. It is up to people on the passive list to notify Lauritzen Fonden of their length of service and that they wish to be transferred to the active list.
Lauritzen Fonden wishes the waiting lists to be operated with the maximum level of transparency but would point out that individual assessments are made where necessary.
Rent and other practical information
Monthly rent
Rent (monthly) excl. heating is 3,045 DKK. In addition 400 DKK per month is payable on account for heating. Electricity is not included in the rent. I t is up to the tenants to arrange this with the supplier.
FYI: From January 1, 2012 the rent will increase with 69 DKK resulting in a total amount of 3,115 DKK per month excl. heat.
Garage rental: DKK 350 per month.
Reciprocal notice of termination
Three months notice is required for both parties.
Deposit and prepaid rent
A deposit (equivalent to two month’s rent) is payable on signature of the contract. Two months’ rent is also payable in advance.
Maintenance
Lauritzen Fonden is responsible for internal and external maintenance and an amount is transferred to each apartment’s maintenance account every month. The policy for maintenance is that tenants should themselves contribute to maintenance by being responsible for painting the walls and ceilings. Apartments must be handed back in the same condition as they are taken over and Lauritzen Fonden’s administrator makes individual inspections when reviewing this.
Pets
Pets are not allowed in the apartments.
